Two towns of heat loss
Middlesbrough's insulation splits by era. The Victorian terraces of Linthorpe, Newport and North Ormesby are solid brick: no cavity to fill, a third of the heat escaping through the walls, and suspended timber floors cooling the ground floor. Their fix is internal wall insulation (£4,000 to £8,000) plus floor insulation (£800 to £2,000) and the loft brought to 270mm. The 1930s semis of Acklam, Tollesby and Marton are simpler: empty cavities made for bonded bead fill (£700 to £1,200) and lofts usually topping up from a tired 100mm (£250 to £450).
Spray foam alley
The 2010s spray-foam sales wave hit Middlesbrough's terraces hard, and removals for mortgage-unblocking are now a steady job across TS1 to TS9: £2,000 to £4,000 with the timber report that gets the sale moving again. If a buyer's lender has objected, that is the route through.
